New Job Procedure
The schedule below outlines, step-by-step, the procedure carried out when clients approach In Between Lets for new jobs to be undertaken:
1. | In Between Lets will meet the client or agent at the property to get an understanding of what needs to be done to prepare the property for new tenants. |
2. | We will take photographs, and if the landlord lives outside London, we will email them as a guide to the current condition of the property. |
3. | Whether specific instructions are given at the initial meeting or our recommendations are sought, a Works Schedule will be drawn up, outlining the proposed work to be undertaken. |
4. | An Estimate will be issued to the client. Upon agreement from the client of the estimate, a fixed price quote will be issued. |
5. | The fixed price quote is then signed off by the client as acceptance of the same and 33% of the total is requested as a deposit before work commences. This pays for materials, fixtures and fittings and appliances. A further 33% interim payment is required mid-way through the job. |
6. | On completion of works, the landlord or agent will be invited to view the finished job. If there are any issues with any of the products or work undertaken, we will endeavour to correct these as soon as possible. |
7. | The final invoice will be issued, which is due for payment in 7 days. |
8. | The client will be given any manufacturers guarantees, as appropriate for any new appliances, equipment, fixtures and fittings etc. |
9. | If Gas Safety inspections or EPCs have been carried out, or electrical work, all certificates will be passed to the property owner or agent on completion. |
I would like to thank you, Michele, for the brilliant job you did to convert an old office into a flat. This was no easy task. It was definitely a challenge but your patience and determination to get it right has paid off. Your builders also deserve a lot of credit and were very helpful at all times.
The flat now looks like a show home and I am delighted with the result.
